Greenie Gai in front of a flower mural

Hi, I’m Greenie,

I’m a REALTOR® with Real Estate One in Ann Arbor. I help people close one chapter and start the next in a home they feel sure about, whether you’re buying your first place, moving here for work, or selling to downsize. I work with clients across south central Michigan, in English and Mandarin.

Before real estate, I was a researcher. I earned my master’s in nutrition at the University of Michigan and co-authored a study published in Thorax. I bring the same habits to every move. I pay close attention, I check the numbers before anyone signs, and I keep digging until we find a home that fits.

I also buy, restore and rent homes myself, so I read the market the way an investor does. I follow what’s selling, what it sells for and where prices are heading, and I use that to help you decide with confidence.

How I can help you

Buyers

You want a home you love at a price that still lets you sleep at night, and it’s hard to know where to start. I walk you from pre-approval to keys and help you make an offer that wins without stretching too far. Moving from out of town? I tour homes for you on video and can arrange a remote closing.

Sellers

You want a strong price and a smooth sale so you can get on with your next move. I price your home against recent sales and market it so every buyer’s agent in the area sees it.

Investors and landlords

Every deal comes down to whether the numbers still work after repairs, vacancies and taxes. I own and manage rentals in Jackson, so I look at a property the way you do.

Chinese-speaking families

Buying in a new country raises questions most guides skip: how to buy without US credit history, move funds from abroad, close from a distance and plan for property taxes that reset after a sale. I walk you through each one in Mandarin.

Beside you at every step

Buying, selling or investing in a home is a big undertaking, and the right agent takes much of the stress out of it. When you work with me, I’ll help you:

  1. A woman labeling a moving box

    Mapping out your goals

Get clear on what you need and when, so every step follows your goals.

  2. A woman signing paperwork

    Always up to date

Know where things stand at every step, from your lender and inspector to the title company, with updates before you need to ask.

  3. A man opening a moving box

    Protecting your purchase

Spot anything about a home that deserves a closer look, early enough to decide with confidence.

  4. A couple sharing pizza on the floor of their new home

    Start your next chapter

Settle into your new home knowing every detail was handled, so moving day feels like a beginning.

  1. A man taking down a framed picture while packing

    The right price

Price your home against recent sales nearby, so it sells for what it’s worth.

  2. A couple rolling up a rug among moving boxes

    Ready to show

Get your home ready for buyers, with a short list of the fixes worth making and photos that draw them in.

  3. A couple taking a celebratory selfie among boxes

    Offers explained

Compare every offer side by side, beyond the price, so you pick the one most likely to close.

  4. A couple lying on the floor among packed boxes

    Always up to date

Know where your sale stands at every step, with updates before you need to ask.

  1. A calculator on a page of figures

    Numbers first

Run the rent, repairs and returns on a property before you make an offer.

  2. Paint rollers and tape laid out for a renovation

    Real repair costs

Estimate repairs from local contractor prices, with the eye of someone who restores her own rentals.

  3. An empty, sunlit apartment with a kitchen

    Ready to rent

Know what tenants here look for and what a home will rent for before you buy.

  4. A woman reading her phone over coffee

    Always up to date

Know where each deal stands, with updates before you need to ask.

What owning rentals taught me

My husband and I founded Lotus Dragon Capital to bring run-down homes in Jackson back to safe, comfortable condition and rent them on fair terms. We hire local contractors for the work, so each restoration keeps money in the community and puts another stable home on the street.

Doing this work myself taught me what repairs really cost, what a home earns and what makes a house worth living in. Every client gets that knowledge, whether they’re buying a first home or a tenth.
